Job DescriptionProject Manager - Commercial Construction, Mixed-Use, Multi-family Podium (Type 1, Type 2, Type 5)POSITION SUMMARY:The Project Manager manages the overall project direction, completion and financial outcome and administers both the owner and subcontractor relationships for assigned projects. This position may oversee a single large project or multiple smaller projects. The Senior Project Manager is responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills. The position operates with significant independence and minimal supervision as the principal project representative.Major Duties & Responsibilities:· Assist in pre-construction efforts· Perform constructability reviews· Prepare and execute Project Executive Plan· Oversee project permit process· Procure proof of owner's Builder's Risk Insurance or facilitate purchase if not owner supplied· Obtain Notice of Commencement, if applicable· Prepare trade contracts and bid packages, as well as oversee procurement process· Oversee cost control and change management systems· Enhance and maintain relationships with clients, designers, consultants and internal BDI clients· Prepare initial master schedule and oversee/manages/owns all updates· Compile reports regarding financial performance of the project, including PSRs, PFCs and CI reports· Prepares detailed construction cost estimates and documentation (e.g. PFR, PAR) for project funding authorization. Is responsible for interfacing with appropriate levels of management to obtain funding approval signatures. Explanation of project scope and the associated costs as required is part of this process.· Monitors progress, provides financial control and ensures quality of project.· Manage the project team including architects, engineers, workplace consultants, construction managers and administrative support.· Develop schedules and budgets for assigned projects.· Identify and evaluates alternative solutions to best meet program goals.· Prepare monthly owner project status reports, as required· Review and approve Trade Contractor Payment Applications with Superintendent· Review BDI pay application to owner and ensure weekly/monthly submission when costs are incurred· Attend and lead project meetings, including progress, pre-construction and pre-award· Review inspection and test data for compliance with specifications· Develop and maintain site logistics plan, in coordination with Superintendent· Set-up QAQC procedures and conduct quality inspections· Communicate and enforce our Safety and Health Management Program· Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others· Oversee project close-out· Owner contact for post-construction, including warranty period· Manage and/or coordinate Company project personnel and resources· Develop skills and mentor project management employees, including conducting employee evaluations per our guidelines, as required· Ensures assigned projects are completed within budgets and schedules while meeting client needs, business objectives and design guidelines.· Manages program of projects and project managers(superintendents) within a region to ensure successful completion and coordination of all efforts· Hires, manages and develops staff.· Analyze, evaluate and initiate potential energy conservation measures while executing a project.· Design, develop and initiate site-specific safety plan including an accident-free safe work environment.· Lead, direct, assist and support construction teams to ensure deliverable processes on time and within the budget.· Review, analyze and approve expenditures for ongoing projects on a timely and periodic basis.· Prepare detailed, accurate timely project reports including work schedules, implementations, deviations, change in subcontractors, customer issues and other related problems.· Update and document all project schedules including implementation phases in a project and the management aspects.· Initiate and implement best practices, procedures and standards in compliance with Company's laws.Job Skills & Abilities:· Computer knowledge and efficiency, including Microsoft Office products· Ability to manage teams on evening and /or alternative schedules when needed· Must be computer literate in the use of typical construction industry software packages (e.g. scheduling, cost/cash flow control, etc.).· Thorough understanding of the construction industry· Excellent written and verbal communication skills· Good math/accounting skills· Excellent management skills· Functions effectively as part of a team· Ability to develop or maintain relationships with clients· Exhibits strong leadership qualities· Ability to maintain discretion and confidentiality at all times· Dependability· Ability to delegate work appropriately· Excellent time management and organizational skills· Excellent decision making/problem solving skills· Ability to work independentlyEducation and/or Experience:Bachelor's Degree – Construction Management, Engineering or equivalent6 to 10 years of industry experienceAuthority:The Project Manager derives his or her authority, and performs all duties with guidance, from the Project Executive or CEO.The Project Manager is responsible for supervising, managing and coordinating the efforts of the project team on a day-to-day basis. This person supervises two or more professional level persons on a full-time basis.Work Environment/Job Conditions:This job may be performed in the office or on the jobsite and requires frequent sitting (often working on a computer), frequent walking, standing, bending, and reaching. Due to computer usage, there may be repetitive motions of the hands and wrists.
